DO NOT, FOR ANY CIRCUMSTANCES, WHETHER IT'S YOUR FAULT OR NOT, GET THE POLICE CALLED OR EVEN CALL THE POLICE, YOU WILL BE EVICTED. This place used to be friendly, quiet, and nice, it was a great place for children, safe and all. So, if you can get passed the people, good luck staying happy at "HOME".

A LITTLE SLICE OF HEAVEN!!! We have lived here for four years and it is wonderful! There are beautiful tall pine trees and two lakes, one of which is in our backyard. Fishing is literally steps away any time we like! Recent management change has been seamless, and our newsletter shows that there are MANY new things to come, such as a fountain in the lake, reducing the fish, adding areas for travel trailers, and brand new units available for rent or to buy. And it's so hard to believe that we have such quick access to stores and restaurants, such as WaLMart, McDonald's, Family Dollar, etc.
My time here gone about 90%goody 10%badly.
PLEASE consider living literally anywhere else. (Richards Housing is a terrible company) This has become the worst place to live in Bryant. I lived here since I was three years old, however the new managers/owners have been making many changes for "the better". Lot rent/trailer rent combined is the same as what you could get for a nice house (NOT A TRAILER) due to it being $800+ a month. So many rules, and $150 fine threats that it's not even worth living there. Guy in a gold truck drives around the neighborhood doing at least 40 MPH-50MPH (whose children/grand children also have ran out in front of my car 4 times now while the adults laughed and waved), takes photos of people, and is a kiss-a** . A lady passed away and her daughter inherited the trailer, before getting to it, the new owners took the A/C unit, changed the locks on the house, and put up a for rent sign. Not allowed to play with pool toys in the "community pool", don't get your deposit back, if you have accumulated 2 bags of pine needles in your yard and don't clean it, you will be fined. Failing to do so will result in evictions. When you're evicted, after signing the lease, whether the trailer is yours (or not), the new management will take ownership of your trailer (which you can not take back). Lots of unfinished projects around from the new owners, none of which seem in any way beneficial to the community. Also, no parking in the street in front of your house, and no parking in a lot that isn't yours, you will be fined $150.00 (the magic number). Lots of trees around that are dead/weak, falling limbs during thunderstorms. Crime rate is high, maybe not publicly, but live there, you'll see. Multiple cars got broken into and trailers vandalized. My grandparents were told they had 3 days to clean their roof (that they can not get on) or expect a fine (which they can not afford). Basically, this place fu**ing sucks. No trampolines, no basketball goals, no swingsets, no ATVs, no fire pits, no fire works, no loud noises, no large dogs (who doesn't love dogs?!). Ms. Pat and Joe were good people, Carry was a good manager/owner. These new people forgot the struggles of real life, being "owners" and "wealthy" and are complete a**holes. Majority believes that they definitely just want our money.
The park has been a good place to saty with my famly of 4 rebel boys, 1 prinses, and my wife. Its a rather nice place for a traler park. Bryant Police have a good presents in the park both day an night. I feel 9/10 people that live here are good hard working descent people that make this a good place the live if you have kids. Thare is a fare # of kids of all age's. Thare are a lot of Famly Friendly places close by the park an inside thare is 3 duck ponds with several types of wild life, a pubic pool, an even a baseball Dimend.
The park has a down side to. Most of which has to do with the new owner's.
The new owner's have a vary one sided contract that works like this in a nutshell. If a renter accepts the terms of the lease/contract. This is a legal binding agreement to forfeit all property if you're unable to remove it from the lot primes after a 30 day evict note has been severed an serves. So if you accepted the terms you best not missed the new lot rint or got in such trouble covered in contract or (evicted)
The pond is supposed to an attractive addition to the park but it is nasty, and there is no place for kids to play, not to mention the park rules on kids are so strick kids can not be kids.
